Launch of countdown to new statutory fire door requirements

The Fire Safety Act 2021 received Royal Assent in April 2021 and commenced on 16 May 2022. The Act amends the Regulatory Reform (Fire Safety) Order 2005.

Introduced under Article 24 of the Fire Safety Order, The Fire Safety (England) Regulations 2022 impose a number of obligations on the Responsible Person of a multi-occupied residential building. Some provisions are applicable regardless of the building’s height, while there are additional obligations for buildings above 11 metres in height and further requirements for buildings 18 metres+ in height, or 7 storeys.

The Fire Safety (England) Regulations 2022 come into force on 23 January 2023 (a memorable date: 23 – 1 – 23).

A major requirement of these Regulations means Responsible Persons of multi-occupied residential buildings over 11 metres in height have specific fire door requirements to adhere to.

These are:

  1. To undertake quarterly checks of all common parts fire doors
  2. To undertake annual checks of all flat entrance doors that lead onto the common parts
  3. To inform residents of the importance of fire doors to a building’s fire safety
