Back in 2019, we were approached by an existing client who introduced us to one of London’s finest super prime developers. The brief was to undertake planned maintenance of apartments – so far unsold – in an iconic tower block in the West end. The planned maintenance was vital to uphold warranties through the defects liability period.

Instructed that April, we pored through O&Ms and in liaison with the client, produced a comprehensive, planned maintenance schedule. From 12 unsold apartments on day 1, this rose to 41 apartments, each with 3 visits per annum to service the MVHR, fan coil units, general electrics, water hygiene flushing and more.

In additional to servicing the plant and equipment in the unsold apartments, we created a unique proposition to SOLD apartments, so that all owners could get the help they needed to meet the lease obligations, maintain warranties, and ensure they plant/equipment was running smoothly. Likening the regular servicing of a sophisticated apartment to the servicing of a premium car was an analogy that struck a chord!

Aside from the compliance work to this prestigious residence, we carry out reactive maintenance too (24/7) for both the nationwide managing agent managing the building, and for individual owners too.

Thanks to our FIRAS accreditation, we conduct fire door surveys and carry out fire door remedial work too. We also support the original main contractor of the building.

Responsiveness is guaranteed as we have engineers based on site, a diversion from our core business but working extremely well.
