Project Outline

As a result of the extensive smoke damage, the second floor shower room and the first floor family bathroom were stripped out and the sanitaryware and tiling replaced; engineered oak flooring was laid to the upper floors. White goods and appliances were serviced and smoke damaged components replaced.

The entire property was redecorated internally and externally. The specialist external decorative Monocouche render was repaired and the manufacturer’s recommended finishing coats applied, all as good as new.

The existing oak joinery was replaced at the upper levels, and at lower levels the existing doorsets and skirtings were freshened up with new lacquer varnish. The stairs were sanded back to raw oak and coats of stain and varnish applied until a match with the existing finishes was achieved.

This was a challenging time for this fire reinstatement, especially for the family, re-housed ahead of – and throughout – the first lockdown. Prior to Christmas 2019, we installed a temporary ‘tin hat’ roof, carried out a full strip out, made safe and protected fixtures and fixtures that would be later restored, particularly the oak doors.

Ahead of the reinstatement works starting on site in June 2020, the site team was put into place as were strict COVID-19 safe working practices, overseeing by retained specialist health and safety consultants. The lockdown meant challenges were faced due to a materials’ shortage and associated extended lead-in times.
Our project manager led the operation from computation of the tender for the insurer in 2019 to completion in late 2020, ensuring fluid communications between the insurer, their loss adjuster, the appointed chartered surveyor and most importantly, the policyholder: one point of Masterfix contact from pre-contract through to ultimate policyholder satisfaction supported by accounts and admin teams.

Good neighbourly relations were maintained throughout, especially important in allowing scaffold to pass over their property to facilitate the rebuilding of part of the roof structure. This restoration project brought together the best of Masterfix’s trades, including power, data and satellite, on top of traditional construction, carpentry, plumbing, plastering and redecoration.

November saw the property fully restored, including private works incorporated into the programme. Masterfix expertly lead the team and delivered to budget, on time, and to the satisfaction of the homeowner and his family, the insurer and his appointed team – and to our hardworking projects team.
